A new housing development of up to 49 homes and a cemetery extension has been proposed for a town in north Norfolk.

The plan has been put forward for land west of Cley Road in Holt by Phoenix Strategic Land.

The proposals include a mix of two to five-bedroom homes, affordable housing and a self-build plot, as well as a 0.7-hectare extension to Holt's existing cemetery.

It would incorporate a 30-space public car park, public open space, landscaping and other infrastructure.

North Norfolk District Council will review the application as part of its planning process.

2) Petrol station could be bulldozed and rebuilt in new plans

A vacant petrol station could soon be brought back to life as part of a major redevelopment of the coastal site.

Plans to demolish and rebuild the former Crayford & Abbs site on Cromer Road in Mundesley have been put forward to North Norfolk District Council.

The site previously operated as a petrol station and vehicle repair workshop, and was run by the same owner for more than two decades.

Proposed plans, put forward by new owner Johnny Srikrishna, include a new forecourt, a modern sales building, petrol tanks, two petrol pumps, three jet wash bays and two EV charging points.  

The planning and sustainability statement said: “The proposed redevelopment of the site represents a significant opportunity to modernise an outdated and environmentally substandard site.” 

3) Plans for new housing estate in Norfolk village unveiled

A new housing estate could be on the way for a Norfolk village.

Developer Woods Hardwick wants to build 27 homes in Newton Flotman.

The proposal, for land just off the A140, was discussed at a recent meeting of the village parish council, where councillors heard that nine of the properties would be classed as affordable.

However, concerns were raised by locals about whether the low-cost houses would come to fruition.

Developers in Bracon Ash, Swardeston and Lingwood have all recently sought to ditch or reduce their promises for providing affordable homes, saying rising costs were making such schemes unsustainable.

A formal planning application has not yet been submitted.

4) Plans to demolish tilting bungalow and replace it with new home

A bungalow suffering from subsidence could be knocked down to make way for a new home.

West Norfolk Council has received plans to demolish the four-bedroom property at Stow Bardolph, near Downham Market.

It would be replaced by a two-storey four-bed house and a garage. 

A planning statement says: "The fabric of the existing bungalow has been badly damaged by raft foundation failure and the building tilts from one end to the other.

"It has been decided, therefore, that the best option is to demolish the existing buildings and construct a replacement dwelling and garage."

5) New housing estate planned on unused Norfolk farmland

A new housing estate could be built on part of a farm which has not been used for more than 15 years.

The land in Tivetshall St Mary has long been earmarked for construction since proposals to build 1,200 houses across South Norfolk villages were revealed in 2023.

Details of where the properties could be built were drawn up as part of the South Norfolk Village Clusters Housing Allocations Plan.

A scheme to build on the three-and-a-half-acre site in Tivetshall is finally coming to fruition, amid a backdrop of South Norfolk Council’s shortfall in housing stock.

Silverley Properties Ltd wants to build 21 new homes on part of Pear Tree Farm, in The Street in Tivetshall.
