A four-bedroom house in Sheringham, designed by the famous Arts and Crafts architect John Sydney Brocklesby, has come up for sale with Arnolds Keys at a guide price of £625,000.

Located on Curtis Lane, close to Beeston Common, ‘Pebblegate’ is arranged over three floors and retains a number of original features combined with some modern improvements, creating a family home of charm and character.

“Pebblegate represents a rare opportunity to own a home with a notable architectural heritage, having been designed by renowned architect John Sydney Brocklesby in the early 1920s,” said Clive Hedges, manager of Arnolds Keys’ Sheringham branch.

“The house is really beautifully presented, both internally and externally. It also has a famous thatched gateway which may just be the most photographed gate in Norfolk!”

The property also appears in the book written about John Sydney Brocklesby’s life called ‘Elbow Room’, which was published in 1984.

It is entered through a part-glazed entrance door with an attractive stained glass insert. The entrance hall offers a turning staircase to the first floor with understairs cupboard, as well as doors to the kitchen/diner, lounge and second reception room.

Natural light floods into the spacious lounge through a large square bay window to the front aspect. The room also features a corner fireplace with timber surround and tiled hearth, plus engineered oak flooring.

The second reception room is also well-proportioned and has newly installed French doors to the front, with a second recessed window to the side.

The kitchen/diner is fitted with a comprehensive range of shaker-style base and wall units with laminated work surfaces and tiled splashbacks. It also features a range-style stove with extractor hood above, an inset sink with mixer tap and provision for a dishwasher.

A door leads from the kitchen to a utility room with space for a fridge and freezer, and provision for a washing machine. An adjoining cloakroom offers a low-level WC and corner wash basin.

The utility also leads through to a conservatory with UPVC windows and doors with fitted roller blinds opening out to the rear aspect. A retractable canopy covers the patio immediately outside the conservatory.

Three of Pebblegate’s four bedrooms are found on the first floor of the property. Two of the bedrooms on this floor enjoy period fireplaces, while another includes a fitted wardrobe and shelving.

Completing the first floor is a family bathroom featuring a panelled bath with telephone-style mixer tap and shower attachment, close-coupled WC, pedestal wash basin and wall-mounted cabinet.

A turning staircase ascends from the first-floor landing to the second-floor landing with exposed ceiling timbers and access to an eaves cupboard.

The dual-aspect principal bedroom sits off the second-floor landing, also enjoying exposed ceiling timbers, a fitted sink with mixer tap and a door to a dressing room.

The bedroom also has an en suite with corner shower enclosure, low level WC, vanity wash basin with cupboards beneath, skylight and access to eaves storage space.

Pebblegate stands in beautifully managed gardens and is approached through the famous thatched and pebble gateway. A path then leads to a raised (artificial) grassed area with established shrub and flower beds, continuing to the steps leading to the front door.

A gated entrance opens to the enclosed rear courtyard with steps leading to the patio area with retractable canopy.

There is also a brick-built outbuilding with electric light and power point, making it suitable for an outside office or craft room, as well as a timber garden shed. Included in the freehold title to the property is a detached garage and parcel of land at the bottom of Curtis Lane.
